Emergency repair? (515) 373-1207

Tenant turnover repairs between leases

Patch, paint, and repair between tenants so units do not sit empty. One crew, a price before the work starts, and photos when it is done.

Every empty day costs rent.

Turnover work is different from ordinary repairs. The list is long but each item is small, the deadline is fixed by the next lease, and nothing can be left half done. What matters is getting through the whole punch list in one visit rather than stretching it across three.

We work from your walk-through list, or we can walk the unit and build one. Either way you get a price before anything starts.

What turnover work usually covers

Most units need some mix of the following. If something on your list is not here, ask anyway.

Drywall patching, from nail holes to doorknob holes to larger repairs
Repainting rooms, ceilings, trim and doors
Rehanging doors, adjusting strikes, replacing door and cabinet hardware
Blind and curtain rod replacement
Caulking tubs, showers and counters; regrouting where needed
Replacing light fixtures, outlet covers, towel bars and shelving
Baseboard and trim repair or replacement
Screen and window repair
Hauling out what the last tenant left behind

How a turnover job runs

1

Send the list

Email or text your walk-through notes. Photos help but are not required. If you would rather we build the list, we will walk the unit and send one back.

2

Get a price

You get a price before any work begins. If you want some items done and others skipped, say so and we will adjust.

3

We schedule around the lease

Turnovers get scheduled against your move-in date, not ours. Tell us the date the next tenant takes possession.

4

Photos on completion

You get photos of the finished work, which is useful for your own records and for any deposit conversation with the outgoing tenant.

What changes the price

We will not quote a number sight unseen, because turnover scope varies enormously between units. These are the things that move it most:

How much drywall repair there is, and whether walls need skim coating
Whether paint is a touch-up or a full repaint, and how many colors
Unit size and number of rooms
Materials, and whether we supply them or you do
How much has to be hauled away and dumped
Access — stairs, tight parking and long carries add time

Make-ready, unit turns and rent-ready work

Different owners call it different things. Make-ready, unit turn, rent-ready, turn work, between-tenant repairs — it is the same job: taking a unit from the condition the last tenant left it in to the condition the next one will accept.

The scope is what varies. A unit coming off a long, careful tenancy may need nail holes filled and one wall repainted. A unit coming off a hard one may need every wall patched, doors rehung, hardware replaced and a trailer load hauled out. Both are make-ready work, and both get priced off what is actually there.

Damage beyond normal wear

When a unit comes back with real damage, the repair and the record of it both matter. We photograph damage before the repair as well as after, so you have the before-and-after pair in one place if the deposit is disputed.

The damage that comes up most often:

  • Holes in drywall, from doorknob dents to full sheet damage
  • Doors split at the strike, kicked panels, and doors off their hinges
  • Interior paint covered in marks, or painted a color that has to be covered
  • Cabinet doors, drawer fronts and hardware pulled loose
  • Torn screens, cracked window glass and broken blinds
  • Trim and baseboard broken away from the wall
  • Property left behind in the unit, the garage or the yard

We will tell you plainly when something is wear rather than damage. That is your call to make with your tenant, not ours, but you should hear it straight before you make it.

Repairs after a rental inspection

If an inspection came back with a list, send us the list. Handrails, loose steps, missing smoke detector mounts, doors that will not latch, damaged trim, deteriorated caulk and the rest of the usual findings are ordinary repair work.

Send the inspection report itself rather than retyping it. We will work from the items as written and tell you which ones are outside what we do, so you know what still needs another trade.

For landlords and property managers

If you manage several units, a standing arrangement is usually simpler than quoting each one from scratch. We can hold a recurring slot through your heavy turnover season, invoice per unit so the cost lands against the right property, and keep a record of what was done in each unit.

Student rentals around Iowa State turn over on a tight calendar, and that window fills up early. If you want to be on the schedule for next summer, it is worth talking well before then.

Tenant turnover in Ames, Boone, Ankeny and Madrid

Rental property across Boone County and Story County and down the Ames–Des Moines corridor. The regular run is Madrid, Boone, Ankeny, Ames, Woodward, Slater, Granger and Polk City. If your property is just outside that, ask — a second unit in the same town often makes the trip work.

Single-family rentals, duplexes, small apartment buildings and student rentals around Iowa State are all ordinary work here. Student rentals run on a fixed calendar and that window fills early, so those are worth booking well ahead of the date.

Common questions

Do you work in occupied units too?

Yes. Plenty of repair work happens mid-lease rather than between tenants, and we can coordinate access with your tenant directly if you prefer.

Can you handle several units at once?

Yes. Tell us how many and when they come free, and we will work out a schedule that fits your lease dates.

Do you supply the paint and materials?

We can, or we will use what you supply if you keep a standard color across your properties. Just tell us which you would prefer.

How far do you travel?

Madrid, Boone, Ankeny, Ames, Woodward, Slater, Granger and Polk City are the regular run. If you are just outside that, ask.

Do you do flooring?

No. Carpet, vinyl plank and tile are not work we take on, so a unit needing floors will need a flooring contractor for that part. Everything above the floor — drywall, paint, trim, doors, hardware — we handle. Ask and we will pass along names of people locally who do the rest.

Do you do turnover cleaning?

No. Cleaning is its own trade and we do not take it on, so make-ready cleaning goes to someone who does it full time. Ask and we will pass along local names. We can work around a cleaner's schedule so the unit gets cleaned after the repairs rather than before.

What happens if the unit needs more than the list said?

We stop and tell you before doing the extra work, with what it adds. Nothing outside the agreed list gets done and billed without you saying yes first.

Can you work from our work order system?

Send work orders however your system sends them. If it emails a PDF or a link, that works. If it is easier to forward the punch list as a text, that works too.

Do you work with owners who live out of the area?

Yes, and photos matter more in that case. You get photos of the finished work either way, and we can send progress photos partway through if you are making decisions from a distance.

Is there turnover work in winter?

Yes. Interior turn work — patching, paint, doors, trim, hardware — runs year round. Exterior items on the same property may need to wait for weather, and we will say so when we price it.

Can you handle something urgent between tenants?

A unit sitting empty with a burst line or storm damage is an emergency even with no tenant in it. That goes through emergency repairs rather than the turnover schedule.
